Job Description

Position Title: Property Manager

A multifamily owner and operator that acquires underperforming properties, renovates them, and manages them in-house is seeking a Property Manager to take full ownership of a Birmingham community. The role covers leasing, maintenance, budgets, and a team, with the entire leadership group working onsite and available day to day. The executive team is led largely by women, and the culture is built on four values: Driven, Enthusiastic, Team Player, and Humbly Confident.

Internal promotion is the norm here, and the company supports it with an annual cost-of-living increase and a clear path for managers who perform. Keeping the community full is the central challenge, so the role suits a manager who enjoys driving occupancy, retaining residents, and shaping the performance of a property from the inside.

Salary Range: $75,000 – $80,000 / Year DOE

Plus eligibility for quarterly bonus and monthly commissions

Property Manager Responsibilities

  • Oversee daily leasing operations and drive high occupancy through move-ins, move-outs, renewals, and resident paperwork
  • Develop resident retention programs and respond promptly to resident questions, concerns, and complaints
  • Monitor local market conditions and competing properties, and help shape marketing strategies that attract prospective residents
  • Prepare and manage the annual budget, monitor income and expenses, review and approve invoices, and analyze financial variances
  • Oversee rent collection, delinquency follow-up, lease enforcement, and compliance with required notices and legal deadlines
  • Coordinate property inspections, preventative maintenance, work order completion, and capital improvement projects in partnership with the service team
  • Maintain accurate financial records and prepare weekly and monthly reports, including rent rolls, delinquency, and occupancy updates
  • Hire, train, supervise, and evaluate community staff, manage schedules and payroll submissions, and ensure required safety training is completed
  • Ensure the property meets safety requirements and report liability claims, legal complaints, and serious issues to regional or corporate leadership

Property Manager Requirements

  • High school diploma or GED
  • At least two years of experience as a multifamily Community Manager, unless promoted internally
  • Experience with Entrata or other property management software
  • Experience marketing residential communities and supporting leasing efforts
  • Proficiency in Microsoft Word, Outlook, and Excel
  • Ability to prepare reports, manage budgets, review financial information, and solve problems effectively
  • Valid driver’s license, reliable transportation, and current auto insurance
  • Availability to work onsite Monday through Friday, 8:30 a.m. to 5:30 p.m., with a one-hour lunch
  • Associate degree in a relevant field is preferred
  • CAM, ARM, or CCRM certification is preferred
  • Bilingual communication skills is preferred

Benefits

  • Medical coverage
  • 401(k) retirement plan with employer matching
  • Paid time off and company holidays
  • Employee discount on company-managed housing after an initial service period
  • Annual cost-of-living increase and a strong record of promoting from within

Qualified multifamily managers who want to run a community with the backing of an onsite leadership team and a real path to advancement should apply today.
