Job Description

Position Title: Estimator / Project Manager / Sales

A union commercial painting contractor in the Chicago market has more work available than its current team can bid. This position exists to close that gap. The role combines estimating, project management, and sales, and it rewards the professional who brings business with them. Earnings rise with the volume of work won.

The contractor has operated for approximately 33 years and averages about $10M in annual revenue. It works with a broad mix of general contractors and building managers, on projects ranging from a few thousand dollars to the high six figures. The work is performed onsite and in the field across the greater Chicago area, on a Monday through Friday schedule.

Salary Range: $120,000 – $140,000 / Year DOE

Plus commission of 10% of gross profits on sales exceeding $2,000,000, paid annually in December. Total earnings are expected to range from approximately $150,000 to $400,000 depending on sales volume.

Estimator / Project Manager / Sales Responsibilities

  • Review plans, specifications, and bid documents to determine project scope, then prepare accurate and competitive estimates using On Screen Takeoff
  • Calculate labor, material, equipment, and other project costs, and submit bids within established deadlines
  • Identify project risks, scope gaps, and cost considerations during the bidding process
  • Bid the opportunities the current team cannot reach, including work for a wide mix of general contractors and some maintenance work
  • Generate new leads and bring in new clients, using established industry relationships to produce revenue
  • Follow up on submitted bids, maintain a pipeline of opportunities, and convert bids into awarded projects
  • Coordinate projects from award through completion with field teams, subcontractors, suppliers, and general contractors
  • Monitor project schedules, costs, labor, and profitability, and address issues as they arise while communicating updates to clients and internal teams
  • Serve as a primary point of contact for clients throughout the estimating and project lifecycle
  • Take ownership of sales activity and work toward annual sales of at least $2M

Estimator / Project Manager / Sales Requirements

  • Approximately five or more years of experience in commercial painting, ideally with a commercial painting contractor
  • Previous experience in estimating, project management, sales, or a combination of these functions
  • Demonstrated ability to generate leads and bring in business right away
  • Experience with quantity takeoffs and preparing bids from construction plans and specifications
  • Strong understanding of commercial painting projects, including labor, materials, production, and project costs
  • High school diploma
  • Strong organizational, communication, negotiation, and problem-solving skills, and the ability to manage multiple projects and deadlines independently
  • Ability to work onsite and in the field in the greater Chicago area
  • An established client base or book of business is preferred
  • Established relationships with general contractors and other commercial construction contacts are preferred
  • On Screen Takeoff experience is preferred
  • A bachelor’s degree is preferred

Benefits

  • Medical insurance with the employer covering the full premium
  • 401(k) retirement plan with employer matching
  • Paid time off, sick time, and paid holidays
  • Performance-based commission with earnings that grow alongside sales volume
  • Company car, negotiable

Estimating, project management, and a self-built book of business come together in this union commercial painting opportunity, so apply today if you are ready to turn your client relationships into earnings that scale with your sales.
