Position Title: Project Manager

The Project Manager position offers an opportunity to lead multifamily-focused commercial projects, primarily overseeing 4–6 story apartment developments ranging from 40 to 100 units. This role involves close collaboration with a Senior Project Manager and project team to ensure effective management of budgets, schedules, subcontractors, and owner relationships throughout the project lifecycle. Candidates will face challenges in adapting to the company’s processes while striving for excellence in project execution. Salary Range: $120,000 – $150,000 / Year DOE

Project Manager Responsibilities:

  • Assist with the Owner agreement review
  • Review subcontractor scopes of work and prepare subcontract agreements
  • Lead permit application process
  • Develop and maintain project financial budget
  • Set up project in project management software
  • Identify and make necessary budget management decisions
  • Approve monthly subcontractor and vendor applications/invoices for payment
  • Prepare monthly payment applications for owner
  • Supervise and mentor junior Project Management staff
  • Resolve concerns for the Owner or Owner’s representative
  • Provide frequent interactions and service to build positive relationships and future work opportunities
  • Work with Project team to develop and manage the master project schedule
  • Prepare subcontractor pricing for proposal requests (PR’s) and architectural supplemental instructions (ASI’s) and Owner change orders as required
  • Submit and track Owner change orders
  • Lead Owner, Architect, Contractor (OAC) meetings
  • Work with Safety Consultant and others on the project team to ensure onsite safety
  • Provide high level management of quality, risk, safety and compliance for the project and team members
  • Estimate small change orders

Project Manager Requirements:

  • Construction management degree or similar
  • 5+ years as a PM with commercial multifamily/apartment experience
  • Experience working with subvendors and visiting sites to keep project running smoothly
  • Experience with Procore
  • Experience with proposal requests, change orders, managing budgets, leading permit process
  • Strong work ethic with a values-driven approach to both work and relationships
