Job Description

A respected and long-standing property management organization is seeking a highly skilled HUD Property Manager to lead operations for a 96-unit community serving elderly and disabled residents in Scotia, NY. This role is central to ensuring compliance with HUD regulations, maintaining strong resident relationships, and overseeing the integrity and financial performance of the property. The HUD Property Manager will handle annual recertifications, inspections, budgeting, financial reporting, daily operations, leasing and renewals, and supervision of the onsite maintenance and administrative team. The ideal candidate is an experienced HUD expert who is confident, compassionate, detail-driven, and able to navigate tough personalities with professionalism while maintaining a warm, supportive environment for a vulnerable resident population.

Salary Range: $70,000 – $80,000 / Year DOE

HUD Property Manager Responsibilities:

  • Manage day-to-day operations of a 96-unit HUD property for elderly and disabled residents
  • Oversee annual HUD recertifications, income verifications, and compliance documentation
  • Ensure full readiness and success for MOR and REAC inspections; maintain accurate files and records
  • Supervise maintenance staff and hire, train, and develop an Assistant Property Manager
  • Maintain occupancy levels, track financial performance, compile monthly and annual budgets
  • Manage leasing, renewals, move-ins/out, purchase orders, and vendor coordination
  • Conduct monthly status reviews related to delinquency, occupancy, and recertification progress
  • Maintain safe, clean, well-managed property grounds and common areas
  • Build supportive relationships with residents while holding boundaries and enforcing policies
  • Represent the property with professionalism and accountability in collaboration with leadership

HUD Property Manager Requirements:

  • 2+ years of experience as a Property or Community Manager supporting HUD housing
  • Strong knowledge of HUD recertifications, MOR inspections, and REAC inspection processes
  • Experience supervising staff and managing budgets, financial reporting, and occupancy performance
  • Proficiency with RealPage, Rent Manager, and Excel
  • Skilled communicator with confidence managing challenging conversations when needed
  • Ability to balance compassion with firmness and operational execution
  • Bachelor’s degree preferred but not required; experience and results prioritized
