Job Description
One of Hawaii’s most respected specialty contractors, delivering high-quality finishing work across commercial, hospitality, and high-rise environments, is seeking a Project Manager. The Painting Project Manager becomes the quarterback behind multiple renovation and new-build projects, overseeing submittals, materials, scheduling, and client relationships to keep everything on track and on budget. This is a role for someone who knows the painting and coatings business inside out. Someone who can build trust with GCs and developers, manage the details that keep a job moving, and take pride in helping Hawaii’s skyline grow.
Salary Range: $80,000 – $100,000 / Year DOE
Painting Project Manager Responsibilities:
- Oversee multiple commercial painting projects from planning through closeout
- Manage documentation: submittals, RFI logs, timecards, change orders, and takeoffs
- Coordinate labor, materials, and vendors to align with project needs
- Build and maintain relationships with GC estimators, developers, and field teams
- Conduct site visits and job walks to verify progress and safety compliance
- Support estimating teams with bid adjustments and cost checks
- Track project financials and ensure work stays within scope
- Package and submit extra work tickets for approval
Painting Project Manager Requirements:
- 2+ years managing commercial painting or coating subcontractor projects
- Experience with hotels, high-rises, hospitality, or government work
- Knowledge of industry tools
- Strong admin and organizational skills
- Ability to handle multiple projects at once and keep timelines tight
- Local Hawaii experience strongly preferred
- Bachelor’s degree in construction management or related field preferred
- Existing GC and developer relationships in the commercial market preferred
