A leader in complex commercial title and escrow service is seeking a Commercial Title Proforma Specialist to join its growing team. This role focuses on preparing and managing commercial title proformas, ensuring accuracy, compliance, and exceptional client communication. You’ll work closely with clients, underwriters, and internal teams to handle endorsements, exclusions, and multifaceted commercial transactions, ranging from multi-site projects to construction loans. They are looking for a detail-oriented, personable professional who thrives in a client-facing role, can handle high-volume commercial work, and understands the complexities of title insurance policies, endorsements, and exclusions.

Commercial Title Proforma Specialist Responsibilities:

• Prepare and review commercial title proformas, ensuring accuracy and completeness
• Collaborate directly with underwriters to address exclusions, endorsements, and policy requirements
• Draft and finalize settlement statements and secure all necessary approvals
• Communicate with clients, lenders, and stakeholders to proactively gather documents and resolve issues
• Ensure compliance with closing instructions and deliver executed documents to the appropriate parties
• Manage post-closing follow-up, including obtaining and recording all necessary documents
• Work on multifamily, construction loan, and multi-site commercial transactions
• Maintain accurate records in internal systems and provide regular status updates
• Support commercial files when not working on proformas

Commercial Title Proforma Specialist Requirements:

• 3–4 years of experience working for a commercial title company or commercial underwriter
• Proven experience preparing proformas and handling endorsements/exclusions for commercial transactions.
• Strong working knowledge of East Coast commercial title deals
• Hands-on experience with multifamily, construction loan transactions, and multi-site closings
• Ability to identify and process endorsements such as mezzanine financing, ALTA 9’s, 28 series, zoning, and contiguity endorsements
• Skilled in reading and interpreting complex title documents and plans
• Proficient with title/closing software, Microsoft Outlook, Teams, and Excel
• Excellent written and verbal communication skills with a client-focused approach
• Highly organized, proactive, and able to manage multiple deadlines
