A growing real estate organization is seeking an accomplished and hands-on Regional Maintenance Director in Concord, California to oversee multiple residential properties, ensuring efficient operations, high service standards, and well-managed maintenance teams. The role will begin with one property and expand to additional locations over time. The ideal candidate is a strategic leader with extensive multi-property management experience, capable of creating processes, training staff, managing budgets, and driving operational excellence.

Salary Range: $160,000 – $180,000 / year DOE

Regional Maintenance Director Responsibilities:

  • Lead maintenance operations across a growing regional portfolio of facilities, beginning with one site and expanding over time
  • Evaluate existing staff, recruit additional team members, and ensure adequate coverage for all properties
  • Oversee inventory of tools, equipment, and supplies, making adjustments as needed to support operations
  • Develop and implement preventative maintenance schedules, repair protocols, and standard operating procedures
  • Create and manage budgets for staffing, repairs, and capital needs
  • Monitor work order systems to ensure timely completion of service requests
  • Conduct site visits to ensure consistent performance standards and operational excellence
  • Partner with site leadership teams, providing hands-on support and interim coverage when required
  • Hire, train, and mentor on-site maintenance personnel, fostering accountability and continuous improvement
  • Maintain compliance with regulatory standards, safety requirements, and company policies

Regional Maintenance Director Requirements:

  • 15+ years of maintenance or facilities management experience
  • 5+ years overseeing multiple sites, regions, or portfolios
  • Background in managing high-value assets or complex operations
  • Experience supporting acquisitions, integrations, or transitions from a maintenance standpoint
  • Proven ability to build SOPs, training manuals, and scalable operational processes
  • Strong budgeting and financial management skills related to staffing and maintenance expenses
  • Demonstrated success in leading, mentoring, and developing maintenance teams
  • Familiarity with property or facilities management systems and related technology
  • Relevant certifications in HVAC and pool operations required; additional safety or industry credentials preferred
  • Flexibility to travel within the assigned region as needed
