Onsite Resident Manager
Job Description
A boutique real estate management company specializing in affordable housing and large-scale renovations, is searching for a dedicated Onsite Resident Manager to join their team in San Diego! They are looking for an organized, detail-oriented individual who excels at managing senior living properties and has a thorough understanding of HUD and Section 8 regulations. As the Onsite Resident Manager, you will be responsible for the overall management of a 149-unit affordable housing property, ensuring compliance with all relevant regulations, and maintaining a high level of tenant satisfaction. This role requires living onsite in a fully comped 1-bedroom, 1-bath apartment, providing hands-on management and being on-call 33% of the time. Salary Range: $70,000 - $72,500 / year DOE
Onsite Resident Manager Requirements:
- 3-5+ years of experience with HUD Section 8 as a regional manager
- Experience working the affordable housing property management industry
- In-depth knowledge of HUD regulations, including income qualification and adjustments
- Must know how to income qualify applicants
- Experience with Realpage Onesite (training available)
- Strong organizational and communication skills
- Team player with leadership skills
- Must be detail-oriented, patient, and capable of de-escalating tenant issues
- Bachelor's degree preferred but not required
Onsite Resident Manager Responsibilities:
- Oversee daily operations of a 149-unit senior living affordable housing property
- Process paperwork and recertifications, including 12 annual recertifications per month
- Handle rent collections and issue legal and violation notices as necessary
- Provide resident services, including handling work orders and tenant relations
- Manage move-out dispositions and respond to emails
- Conduct compliance audits and evaluate the physical condition of the property
- Coordinate and supervise the maintenance team, including a Maintenance Supervisor and Assistant Maintenance Supervisor
- Manage tenant evictions for nonpayment of rent, approximately 6 times a year
