Job Description

A real estate investment company is seeking a strategic, hands-on Chief Operating Officer to manage and optimize operations across a diverse real estate portfolio. The COO will oversee acquisitions, leasing, asset management, and high-value transactions. This is a remote role with flexible hours and occasional travel to properties on the East Coast. The ideal candidate is a self-starter with deep experience in commercial real estate operations, transactions, and financial analysis who can independently manage a dynamic portfolio with limited administrative support. They are looking for a highly experienced and entrepreneurial real estate professional who thrives in a fast-paced, small-team environment and can confidently manage everything from strategic acquisitions to lease notices.

COO Responsibilities:

  • Oversee all aspects of commercial and multifamily property operations and performance
  • Manage leasing activities, tenant communications, and rent schedules
  • Conduct and execute 1031 exchanges, acquisitions, and dispositions of assets
  • Review legal documents, including contracts, leases, and financing agreements
  • Identify, evaluate, and negotiate financing with lenders and brokers
  • Manage vendor contracts and oversee capital improvement projects
  • Conduct independent financial modeling and deal analysis
  • Evaluate investment opportunities and prepare detailed recommendations
  • Negotiate deal terms with lenders, brokers, tenants, and partners
  • Track budgets and maintain financial discipline across transactions and operations
  • Contribute to high-level strategy based on market trends and portfolio performance
  • Occasionally assist with personal real estate and property management tasks
  • Ensure timely execution of all operational tasks in a lean, self-managed structure

COO Requirements:

  • 8+ years of experience in commercial real estate
  • Strong transaction background, including 1031 exchanges and $10M+ deals
  • Expertise in lease administration, financial modeling, and vendor negotiation
  • Bachelor’s degree required
  • Excellent Excel and Word skills
  • Yardi experience preferred
  • Must be comfortable with occasional travel to properties as needed
  • Ability to operate independently without a large team or internal infrastructure
  • Experience in a family office, corporate real estate, or boutique real estate firm is a plus
  • Real estate license or previous experience with real estate software systems is preferred
  • Strategic, detail-oriented, and comfortable managing both high- and low-level tasks
