Job Description
A well-established and community-focused property management company is seeking a full-time Senior Property Manager to lead the operations of multiple residential communities in Southern Beaufort County, SC. Known for managing properties with heart, hustle, and a homeowner’s mindset, this team takes pride in building strong relationships and keeping neighborhoods running smoothly behind the scenes. This role is responsible for overseeing day-to-day property operations, coordinating maintenance and vendor services, supporting Board directives, and ensuring residents enjoy a high-quality living experience. Key responsibilities include budget management, enforcing community standards, attending Board meetings, and collaborating with legal, insurance, and engineering professionals. Senior Property Manager Responsibilities:
- Oversee the daily operations of multiple communities within a property management portfolio
- Perform regular site visits to evaluate property conditions and identify maintenance needs
- Recommend and implement proactive maintenance strategies
- Schedule and manage property maintenance and contractor services in accordance with specifications
- Write clear and simple bid specifications for routine projects and hire professionals for complex work
- Collaborate with the accounting team to prepare annual budgets for Board approval
- Monitor budgets throughout the year and advise Boards on significant variances
- Enforce community policies and rules in line with CC&Rs and Board direction
- Address owner and resident inquiries and concerns in a timely, professional manner
- Assist Boards with capital improvement and reserve fund planning
- Manage insurance renewal processes to ensure compliance with community requirements
- Prepare and distribute regular management reports and pre-meeting materials, including agendas
- Attend Board and annual owners’ meetings, including evenings and occasional weekends as needed
- Coordinate with attorneys, accountants, insurance agents, and engineers as necessary
Senior Property Manager Requirements:
- 1–2 years of property management or related real estate experience
- High school diploma or equivalent
- Strong written and verbal communication skills
- Proven ability to manage multiple communities and competing priorities
- Comfortable conducting site visits and working both in the office and out in the field
- Familiarity with budgeting processes and basic financial oversight
- Experience coordinating vendor services and maintenance contracts
- Proficient in Microsoft Outlook
- Ability to quickly learn and use property management software
- Willingness to attend meetings during evenings or weekends as needed
